Gatlin Development Co. Inc. plans two luxury apartment communities at its proposed $250 million development at the former greyhound racetrack and BestBet poker room site in northern St. Johns County.
The proposed 103-acre mixed-use development, named Grand Cypress, is southwest of U.S. 1 North and Race Track Road.
Jacksonville-based Gatlin submitted an application to rezone the site as a planned unit development for 975 multifamily units and 250,000 square feet of commercial and office uses.
Gatlin Vice President of Finance and Development Bobby Bennett said in an email Sept. 30 the company plans to begin construction of the apartments in summer 2021 with initial occupancy expected by fall 2022.
The Grand Cypress apartments will be more than 600 units comprising one-, two- and three-bedroom units in four-story garden-style buildings with breezeways and elevators. Amenities will include a clubhouse, yoga lawn, pool, splash pool, pickleball courts, a dog park, grill areas and multiple acres of green space and passive recreation areas.
The second apartment community will comprise about 250 one-, two- and three-bedroom units. Four-story buildings will surround a pool and activity lawn. Other amenities include a clubhouse and fitness center.
An adjoining Grand Cypress Marketplace at Race Track Road and U.S. 1 will be anchored by a grocery store with adjacent retail, office and personal service businesses along with outparcels for further development.
