A 155-room, seven-story Residence Inn by Marriott is planned on about 3 acres at 4915 San Pablo Road S. as part of a 17.4-acre development at San Pablo Road and Dixie Landing Drive.
The developer is Hotel Development Partners LLC of Atlanta. The civil engineer is Prosser Inc.
Called San Pablo Place Hotel on plans, the project doesn’t identify a hotel brand. However, Hotel Development Partners says on its website that its Fund III has begun with the Residence Inn Mayo Clinic in Jacksonville.
Plans filed with the St. Johns River Water Management District show it comprises 114,906 square feet of space, including 1,800 square feet of meeting space, a pool and patio.
The property is owned by Steinemann San Pablo LLC. Steinemannco.com shows San Pablo Place as a 16-acre site for “upscale mixed-use” to include hotel and retail space.
Mayo Clinic is north of the site.
Hotel Development Partners CEO Allen O’Brien said the group expects to break ground early in the first quarter and open in fall 2020.
He said the hotel will include brand standard finishes and amenities similar to those at the group’s Residence Inns in Miami Beach Surfside and Perimeter Center/Dunwoody.
Autounlimited Services LLC, led by Michael Beaver, bought Riverside Chevrolet LLC’s property on Aug. 14 for $10.7 million. The 9.7-acre dealership is at 3494 Philips Highway. Beaver is vice president of Beaver Motors Inc., owner of Beaver Toyota at 2995 U.S. 1 S. in St. Augustine.
• Four signs were approved for Availity at the headquarters building it will occupy at 5555 Gate Parkway. Jacksonville-based Availity LLC will lease most of the five-story, 160,000-square-foot building, called Town Center One. The health care IT company will occupy 105,000 square feet on the third, fourth and fifth floors and on part of the first floor.
• A three-story self-storage structure is going in near Wawa at Philips Highway and Bowden Road. The city is reviewing a permit application for the 101,418-square-foot climate-controlled project on 1.79 acres at a construction cost of $5.8 million.
• Legacy Ale Works is preparing to build-out its brewery and taproom at 14965 Old St. Augustine Road in The Shoppes at Durbin Crossing. The city is reviewing a permit application for Horn Builders Inc. to renovate 3,145 square feet of space among two units at a project cost of $185,312. The microbrewery is owned by Matt and Liz Jacobs.
• A Verizon store is planned in Atlantic North at 11949 Atlantic Blvd.
• Bailey’s Health & Fitness plans to open at 3000 Dunn Ave. in the Jacksonville Regional Mall. The almost 20,000-square-foot gym is in review for a $500,000 build-out.
• Apollo Global Management LLC, through NN Jacksonville FL Owner LP, bought the Mandarin Oaks shopping center for $16.3 million as part of a larger portfolio transaction. New York-based Apollo Global bought the property, at 11406 San Jose Blvd., from H&R REIT (U.S.) Holdings Inc. The 56,700-square-foot center, anchored by Publix Super Markets Inc., was developed in 1988 on 6.8 acres. The deed was executed June 7 and recorded Aug. 14 with the Duval County Clerk of Courts.
• Gateway Village at Town Center will soon see a multitenant retail center. North Coast Construction Co. is the contractor for the $1.13 million project to build the 9,380-square-foot shell structure. Tenant build-out will be permitted separately. The building is going up on 1.47 acres at 5010 Gate Parkway. The four tenants filling it are Sushi House, Bellezza Nails Spa, CycleBar indoor cycling and MyDry Blowout Bar. It’s planned next to another building – a 9,520-square-foot multitenant retail shell building on 1.77 acres.
