Skinner, PARC Group adding retail space at Nocatee

The new building follows the phase where GreenWise is slated to open in May.

Skinner Bros. Realty and The PARC Group are adding more retail space at Nocatee Town Center.

The next building follows the current phase where Publix Super Markets Inc.’s GreenWise Market and another 15,000 square feet of shops will open in May.

“We are creating a more walkable, engaging Town Center environment that strives to serve the needs of the Nocatee residents in a first-class way,” said Skinner Bros. Realty Vice President Riley Skinner by email Feb. 25.

He said Skinner Bros. and PARC want Nocatee residents and neighboring shoppers “to park their golf carts, bikes and cars and stay awhile.”

Skinner Bros. Realty intends to file plans within a few weeks on what is called Building D, a 9,100-square-foot structure designed with a restaurant with a covered patio as the endcap anchor tenant.

Skinner said there is significant interest in the space.

Skinner Bros. Realty expects to complete the building shell by February 2021 for tenant build-out.

Skinner said Building D will form the “boutique main street” that creates an entrance to the east side of Nocatee Town center.

Skinner declined to estimate the project investment.

Skinner Bros. Realty is the development manager and leasing agent in the partnership with The PARC Group.

Skinner Bros. Realty has been the managing developer for the retail space east of Crosswater Parkway in the Nocatee Town Center.

Skinner said the 40,000 square feet currently under construction for GreenWise and other shops will be completed in April.

He said GreenWise plans to open in May and the other shops will follow.

That phase is fully leased, he said. First Watch, Ben & Jerry’s, Sherwin-Williams, Makk Fashions, Clean Juice and Really Good Beer Stop are some of the tenants.

“Nocatee has been a solid market for retail development,” he said.

More than 200,000 square feet of retail space is 100% leased at Nocatee with more than 60 tenants.

The PARC Group is the master developer of Nocatee, whose address in Ponte Vedra.

Nocatee is a 14,000-acre master-planned community in northern St. Johns County.

So far, it has 21,000 residents, according to marketing plans, and regularly ranks among the top best-selling communities in the country.

It is approved for 14,000 homes, 485 hotel rooms, 4.2 million square feet of office space, 250,000 square feet of industrial space, 720 assisted living units and 1 million square feet of retail and commercial space.

“As The PARC Group continues to sell homes in Nocatee at a record pace, we are working as fast as we can to keep up with the retail demands and desires of the residents,” Skinner said.

In the current phase, the Skinner Bros. Realty and PARC partnership will develop about 65,000 square feet, comprising the 40,000-square-foot shops that include GreenWise, Building D and two 7,000-square-foot buildings planned along the lakefront north of GreenWise.

Skinner Bros. previously developed the Town Center East retail space south of the GreenWise shopping center. The development comprises five buildings totaling 45,000 square feet.

Tenants include South Kitchen & Spirits, M Shack, CareSpot, Burn Bootcamp, Forever Vets Animal Hospital and Dunkin’ Donuts, among others.
