It’s called “Project Pineapple” and shown on plans as an industrial build-to-suit, but there’s no other reference to the identity of the tenant for a large NorthPoint warehouse in North Jacksonville.
“I cannot comment on prospects but to say we are permitting building with the intent to construct ASAP,” said Peter Anderson, vice president of developer Pattillo Industrial Real Estate, by email March 26.
A build-to-suit and a project code name indicate a specific tenant is involved.
The city is reviewing a permit application for the foundation construction for the 351,520-square-foot Building 9 at 3559 Port Jacksonville Parkway in NorthPoint Industrial Park. Arco Design/Build is the contractor.
The building site plan shows a future expansion of 132,080 square feet, indicating a potential structure of 483,600.
The foundation job cost is shown at $288,220.
Randall-Paulson Architects Inc. of Roswell, Georgia, is the architect.
NorthPoint is a master-planned development at Alta Drive and Interstate 295. The building is along Port Jacksonville Parkway near New Berlin Road.
Building 9 is one of two buildings in permitting by Pattillo at NorthPoint.
In addition to Building 9, previously considered speculative, NorthPoint Building 7 is designed as a 314,900-square-foot building at 3397 Port Jacksonville Parkway.
Anderson said Nov. 6 the company is permitting the buildings speculatively.
“We want to keep product on the shelf,” he said. “The market has been steadily absorbing space.”
Anderson said NorthPoint 9 is designed for a single tenant and NorthPoint 7 can be two tenants.
NorthPoint Industrial Park is designed for 11 buildings. Among its current tenants are TRUAire Industries Inc., at Building 12A, and The Hillman Group, which is expanding Building 4.
Atlanta-based Stone Mountain Industrial Park Inc., a Pattillo affiliate, owns the 362-acre NorthPoint.
