Orlando developer plans 408,240-square-foot North Jacksonville warehouse

Imeson International Industrial Park Inc. expects the speculative, multitenant facility to be completed in early 2022.

Imeson International Industrial Park Inc. filed plans with the city for a 408,240-square-foot warehouse in the North Jacksonville business center.

The Orlando-based developer proposes a 408,240-square-foot warehouse with 75 loading rear loading docks and 95 trailer parking spaces on 23.8 acres at 760 Yeager Road, where Cold Storage Road and Canada Drive intersect with it.

Plans show 425 parking spaces.

No tenants are identified.

Imeson International Industrial Park Inc. President Dan Webb said by email Nov. 28 the structure is a multitenant speculative building with a minimum tenant size of 60,000 square feet.

He anticipates completion in the first quarter of 2022.

Jacksonville-based EnVision Design + Engineering LLC is the agent and the civil engineer.

Imeson International Industrial Park is at northeast Main Street and Zoo Parkway.

It’s not the only warehouse the Orlando developer plans at the park.

The St. Johns River Water Management District is reviewing plans for Imeson International Industrial Park to develop a 377,685-square-foot building on 28.45 acres at 9500 Busch Drive N., at northeast Busch Drive and Imeson Park Boulevard.

Webb said that is scheduled for completion in 2024. “It requires some site preparation before construction commences,” he said.

He said Nov. 3 the structure is being designed for multitenant use but is looking for a single tenant.

EnVision Design + Engineering LLC is the agent and civil engineer. 

And in October, the city issued a permit for Threecore LLC in Sarasota to build-out a 477,946-square-foot package delivery hub at 250 Busch Drive E. at a cost of $15 million. 

Plans show the project is an Amazon.com package delivery service with employees in two shifts – days and evenings – and a possible third seasonal shift.

It is labeled DJX3, an Amazon code.

No job count was stated, but utility JEA’s description in a service availability letter called it a “478,000-square-foot warehouse with 200 employees and 102 loading bays.”

Packages arriving at the facility will be labeled for shipping within local neighborhoods and surrounding areas by vans

The city approved construction of the shell building in May 2019 for Webb Southeast Construction Corp., affiliated with Imeson International Industrial Park, to build the distribution center on 30.69 acres at a construction cost of almost $13.7 million.
