Imeson Landing Business Park so far tops $11 million

The North Jacksonville industrial park is in review for construction.

So far, the new Imeson Landing Business Park appears to be an investment of at least $11.6 million.

The city is reviewing construction permits totaling $8.6 million for three of the project’s five proposed buildings. 

It has been reviewing three foundation permits totaling $300,566, and issued a permit Jan. 20 for $775,000 to clear the 24-acre site at 1250 Imeson Park Blvd. in North Jacksonville.

The first three single-story buildings are Building 1 at 39,000, Building 2 at 40,000 and Building 3 at 58,800 square feet.

Arco Design/Build is the contractor for developer Merritt Properties of Baltimore.

Through Merritt-JAIM1 LLC, the developer paid $1.9 million for the land Nov. 17. It bought the property from Imeson Investments Inc. of Raleigh, North Carolina.

The project also targets smaller tenants.

The five buildings range from 39,000 to almost 69,000 square feet, totaling 266,200 square feet. 

Delivery is expected in the third quarter.

The brochure shows Building 4 at 68,400 square feet and Building 5 at 60,000 square feet. 

Leases can start as low as 3,000 square feet.

JLL Managing Director Luke Pope and Senior Associate Ross Crabtree are the leasing agents.

“Given all of the tenant demand and new development, the smaller tenant still has very few options. Merritt’s park in Imeson is the first of its kind in Jacksonville for years,” Pope said in January.
