Corner Lot Tower signs Shutts & Bowen as anchor tenant

The law firm will lease two floors of the nine-story building at 1000 Riverside Ave.

Corner Lot announced Sept. 12 it signed the Shutts & Bowen law firm to lease space as the signature tenant in what is now Corner Lot Tower at 1000 Riverside Avenue.

Jacksonville-based Corner Lot paid $11 million in June for the former Summit Tower. Architect Taylor Hardwick designed the nine-story building, which was built in 1963.

Corner lot is based nearby at 1819 Goodwin St.

“When we acquired Corner Lot Tower we knew it was the perfect location for a prestigious organization to call home, and Shutts & Bowen became the clear choice,” said Corner Lot CEO Andy Allen in the news release.

“The building’s history, architectural design, and location within the Riverside skyline make it the perfect location for such a well-respected law firm and its clients.”

Established in 1910, Shutts & Bowen is a business law firm with about 300 lawyers in eight offices across Florida. In addition to Jacksonville, the firm has offices in Fort Lauderdale, Miami, Orlando, Sarasota, Tallahassee, Tampa and West Palm Beach.

Shutts & Bowen lists its current Jacksonville address at nearby 1022 Park St., Suite 308.

“Corner Lot Tower’s location in a thriving area of Jacksonville makes it an ideal spot for our firm’s expansion in Northeast Florida,” said H. Timothy Gillis, managing partner of Shutts & Bowen’s Jacksonville office, in the release.

“We think this premiere location is ideal for our growth and expansion plans, which include adding additional attorneys and service offerings for our local clients.”

Shutts & Bowen will occupy the seventh and eight floors, totaling 18,352 square feet. The release said the firm could move in during the first quarter of 2023 and a sign with its name will be put on the south side of the building facing the St. Johns River. 

Christian Harden at NAI Hallmark represented the tenant in the transaction and Corner Lot partner, the Opus Group, will complete the tenant improvements. 

The release said the remaining open space on the second and sixth floors of 1000 Riverside Ave. is available for lease.

In June, Corner Lot said the new anchor tenant would bring the building’s occupancy to almost 80%.

Corner Lot is a privately owned real estate development firm in North Florida with residential, commercial, multifamily, hospitality and urban development, as well as single-family home construction.
