City issues WaterWalk construction permits in Perimeter Park

The 126-unit extended stay lodging is expected to open in summer 2023.

The city issued three permits Jan. 31 for Integrated Construction LLC to build the 126-unit WaterWalk extended stay lodging at 8833 Perimeter Park Blvd. at a cost of $11.13 million.

Integrated, of Jacksonville, will build the four-story, 74,610-square-foot building, a maintenance structure and a dumpster enclosure. WaterWalk.com says the Jacksonville property will open in summer 2023.

The city issued a clearing permit Nov. 16 for 6.27 acres. WaterWalk announced the groundbreaking Dec. 14. 

The project is near Perimeter Park Office Center Phase II at northwest Southside and Butler boulevards in Jacksonville.

The company offers length-of-stay options to accommodate corporate travel, including shorter-term projects of a few nights and longer-term relocations requiring multiple months.

WaterWalk offers one-, two- and three-bedroom units. Features include kitchens with full-sized appliances and in-unit washers and dryers.

Other amenities include 24/7 front-desk service, a fitness center, a pet walk and outdoor grilling areas.

WaterWalk also offers unfurnished units that include utilities, TV and internet as part of the rent.

“Jacksonville was identified as a preferred market for a new WaterWalk property as a result of its abundant employment opportunities and variety of industry sectors,” said WaterWalk CEO Mimi Oliver in the December news release.

WaterWalk has nine properties in Wichita and Overland Park, Kansas; Denver; two in Dallas; San Antonio; Raleigh and Charlotte, North Carolina; and Minneapolis.

Properties are under construction in Jacksonville; Phoenix; Boise, Idaho; and Tucson, Arizona. The company says it has more than 20 properties in development.

One-bedroom January rates for the Charlotte WaterWalk started at $119 for stays fewer than seven nights. The daily rate for seven to 29 nights was $109.

For a two-bedroom, rates were $129 and $169. For a three-bedroom, rates were $219 and $249.

Charlotte WaterWalk apartment rates range from $1,400 to $1,950 a month depending on unit size, according to Apartments.com.

WaterWalk says its team developed hotel brands including Residence Inn, Summerfield, Candlewood and WoodSpring Suites.

WaterWalk was founded by the late Jack DeBoer, who the company says was a pioneer of the extended-stay and all-suite hotel concept.

DeBoer’s granddaughter, Mimi Oliver, leads the company along with WaterWalk President Jim Korroch.

 Korroch co-founded Candlewood Suites with DeBoer in 1995.

WaterWalk has been planned for years in Jacksonville.

WW Jacksonville Perimeter Park LLC of Wichita paid $2.9 million for property in November 2019 at 8833 Perimeter Park Blvd.

It bought the land from Beaver Dam Development LLC of Raleigh, North Carolina.

Intrust Bank of Wichita made a $1.885 million mortgage to WW Jacksonville.

In November 2019, the city began reviewing construction permit applications. The St. Johns River Water Management District issued a permit in August 2019 to landowner and applicant WaterWalk RE Development Services LLC of Wichita and Beaver Dam Development LLC.

Kimley-Horn and Associates Inc. was the civil engineer.

The city previously enacted Ordinance 2019-165-E for Beaver Dam Development LLC to rezone 10.67 acres from industrial business park to planned unit development for the WaterWalk.
