Raleigh, N.C.-based Concord Hospitality, through Concord Jacksonville TC LLC, paid $4 million for the land. It bought it from PGP Jacksonville TC LLC, a Preferred Growth Properties company.
Preferred Growth is the real-estate subsidiary of Books-A-Million and is developing The Strand and The Crossing at Town Center.
Concord bought the property Wednesday. It was recorded Thursday with the Duval County Clerk of Courts.
Previously filed plans show the 2.79-acre site, along Town Center Parkway, is lakefront and isn’t far from the Ravella Town Center Apartment Homes that will be developed at The Strand property.
Hyatt Place, a brand of Chicago-based Hyatt Hotels Corp., says on the company’s website it is created for “multi-blenders with 24/7 lifestyles seeking a select-service hotel that will allow them to balance work and play.”
The Hyatt associate manager for brand communications said previously the company is actively pursuing opportunities to increase its brand representation in Florida.
A 98-room Tru by Hilton, a new brand, is in development at Town Center Promenade.
Chuy’s, Cheddars, BWW next up at Town Center
No opening date for The Strand at Town Center has been announced, but one of its restaurants — Chuy’s — said it would open in July.
The Austin-based Tex-Mex restaurant said Tuesday it would open at 4914 Town Center Parkway, becoming the eighth Chuy’s in Florida and the first in North Florida.
Robert Newell is the local owner and operator.
Founded in 1982, Chuy’s said it focuses on made-from-scratch Tex-Mex recipes, including hand-rolled tortillas made fresh on a traditional comal griddle in the dining room.
Chuy’s said each location features a custom Elvis Shrine, eight-foot metal palm trees in the dining room and a hubcap-covered ceiling, although no two locations have the exact same décor.
Building plans show a 312-seat, 7,692-square-foot restaurant. Parkway Construction & Associates LP of Lewisville, Texas, is the contractor for the $1.8 million project.
Nearby in The Strand, the city approved a permit Wednesday for construction of Cheddar’s Scratch Kitchen at 4897 Town Center Parkway.
Haley Construction Inc. is the contractor for the almost 7,500-square-foot restaurant at a job cost of $1.3 million.
Cheddar’s Scratch Kitchen President and CEO Ian Baines said previously the restaurants typically are 7,000 square feet, seat 255 guests and employ 200 people.
Based in Irving, Texas, the privately held Cheddar’s Scratch Kitchen was founded in 1979. Its lunch and dinner menu includes appetizers, salads, sandwiches, pasta, burgers, steaks, desserts, cocktails, beer and wine.
Just north of The Strand, Buffalo Wild Wings intends to build in Town Center Promenade.
Buffalo Construction Inc. is the contractor listed on the permit application filed this week with the city for a $1.34 million project at 4594 Tropea Way.
The 5,456-square-foot restaurant would seat 169 customers inside and 54 on the patio. It is planned on a lakefront site.
Buffalo Wild Wings operates several other area locations. Founded in 1982 and based in Minneapolis, the chain features its namesake chicken wings as well as burgers, wraps, appetizers, salads and more.
Hines housing details expected in May
More information is expected in two months about plans by David Weekley Homes to build single-family homes and condos at Southside Quarter, the Hines project at southwest Interstate 295 and Butler Boulevard.
David Weekley Homes said in an emailed statement it could provide no further information, although it did refer to the timing of an announcement.
“Due to a confidentiality clause in our contract with Hines, we cannot comment about Southside Quarter until Hines provides an official statement in May,” said the homebuilder.
Houston-based Hines spokesman Mark Clegg said the company had “nothing further to add at this time.”
David Weekley Homes, also based in Houston, is pursuing plans to build 46 single-family homes and 89 condominiums at Southside Quarter, according to a concurrency reservation certificate issued by the city.
The housing is designed north of an apartment community that Hines intends to develop at the new Southside Quarter mixed-use project.
The 105-acre property is master-planned for retail, high-density single-family residential, commercial, hotel and office uses.

Concord Hospitality Enterprises Co. bought property in The Strand at Town Center, where the company filed plans last year to develop a 160-room Hyatt Place hotel.
